What is Rent to Rent?

Essentially, Rent to Rent is where a company rents a residential property, and then rents out the individual rooms in the property to separate tenants. The company pays all the utilities, broadband, cleaner etc. and keeps the difference between the rental income, and the rent paid to the owner and bills.

Isn't subletting illegal?

Subletting isn't actually illegal - there is no law against it. However, you may be in breach of the tenancy agreement if it states that you are not allowed to sublet. It is important that the landlord knows what you are planning to do before a tenancy agreement is signed.

Who pays for maintenance issues?
​
This depends on what you agree with the landlord. In most tenancy agreements, the landlord is responsible for maintenance issues as with a standard residential tenancy. You may find it easier for your tenants if you arrange to get small maintenance issues fixed quickly yourself.

Where does Rent to Rent work?
​
This strategy works in most large towns and cities. The only place it wouldn't really work is in rural places and small villages.

How much money will I need to get started?
​
It will depend on the area and the property. Places with higher rental rates will require more up front costs. And for the property, it can depend on how much work is required, whether you need to buy furniture, whether there are licensing costs to consider. The most you'll ever need is about £7,000, but you will be able to get properties that require less than that.
